Buying and selling on Sienna's acreage lots

Who Is the Best Luxury Real Estate Agent in Sienna? (2026 Answer)

Updated September 2026

Bottom line: A Sienna home at the top of the market, in Sienna Point or Sienna Acreage Estates, is priced against its own section and carries a tax bill with no utility district. Yolanda Ames has held a Texas real estate license since May 2009.

What sets Sienna's million-dollar sections apart?

Lot size comes first. HAR's 2025 figures put Sienna Point's 216 homes on a median lot of 116,873 square feet, about 2.7 acres, and Sienna Acreage Estates' 101 homes on a median lot of 48,635 square feet. Their median market values were $1,015,301 and $1,278,813.

The ranges run wide. HAR puts Sienna Point at $654,000 to $1.63 million and Sienna Acreage Estates at $836,000 to $1.57 million, so a section's median still leaves plenty of ground between the houses at either end.

The paperwork differs too. Neither section appears among the six utility districts on HAR's tax tables, and Sienna Point's lakes and channels belong to its own homeowners association. Both sit inside the levee district, which counts about 1,035 of its acres in Sienna Point.

How does a seller at this level set a list price?

From the closings closest to the house: homes of similar size and age in the same section, each with its days on market and the gap between asking and closing price. Sienna's median of $512,500 as of September 2026 blends these lots with small ones. Redfin files Sienna's sales under the old name Sienna Plantation, so a comparables search covers both names.

Price per square foot shows the gap. HAR's median sold prices were $234.73 a square foot in Sienna Point and $252.18 in Sienna Acreage Estates, against $181.64 in 2025 for the subdivision HAR lists as Sienna. A square-foot price taken from the wider community does not carry over to either section.

The community market sets the backdrop. As of September 2026, the median Sienna home took 42 days to sell and closed at 97.7 percent of asking. In Redfin's figures for June through August 2026, 53.1% of the homes that sold were marked down first, and 7.2% went above asking. Ames tells a seller plainly how long homes in their section have been taking to sell before a list price is chosen.

Which taxing units sit on an acreage lot's bill?

Four units come first on a lot inside the levee district. For tax year 2025, Fort Bend ISD levied $1.0569 per $100 of value, Fort Bend County $0.4120, the county drainage fund $0.0100 and the levee district $0.4125, which together come to $1.8914.

What sits on top differs by section. HAR's tax table for Sienna Point adds Fort Bend County Emergency Services District 7 at $0.0985. Its table for Sienna Acreage Estates adds Missouri City, at $0.570825 for 2025, and Houston Community College, which the city's own list puts at $0.098802 on a city address. Elsewhere in Sienna a utility district fills that place, from $0.3975 in MUD 3 to $1.05 in MUDs 6 and 7.

Rates for 2026 arrive on each unit's own calendar. Fort Bend ISD adopted $0.9969, the levee district kept $0.4125, and Missouri City heard a proposed $0.578363 on September 21, 2026. Exemptions come off taxable value first, and the parcel's record at the Fort Bend Central Appraisal District names every unit for one house. Ames sets those rates side by side for the homes a client is weighing before an offer.

What does a buyer read about flooding and drainage on these lots?

The lot's effective FEMA map panel, the seller's disclosure notice and the house's claims history, set side by side while the option period is open. A lender reads the zone from that panel, and most home policies leave out flood damage.

Sienna Point adds a question of its own. LJA Engineering's February 2018 report for the levee district noted that the lakes and channels inside Sienna Point belong to the Sienna Point homeowners association rather than to the district, so ask the association about the drainage near the lot and the district about its levee.

During Hurricane Harvey the levees held, and the district's engineers still counted 73 homes with water damage from rain that fell inside the system. The Texas Department of Insurance notes that most flood policies take 30 days to start, so request a quote as soon as the contract is signed.

What else belongs in the file before the option period ends?

The levee district's notice to purchasers, which the seller provides and the buyer signs before the contract binds them or at closing. It shows $249 million in levee and drainage bonds authorized, all issued, and $49 million for parks, of which $45,435,000 has been issued.

The section's deed restrictions govern fences, additions and other changes to a lot, which matters for a buyer planning to add on or rebuild. Ask for the resale certificate and the association's current budget too, since gated sections may carry their own assessments.

The campuses an address is zoned to come from Fort Bend ISD's attendance lookup. The district redraws zones as it opens campuses, so run the lookup before the offer and again near closing if a boundary vote is under way.

If the purchase has to meet a set move date, count back through the option period, the appraisal, the title work and closing, and order the flood quote first.

Who is the best luxury real estate agent in Sienna?

Choose the agent whose record you can check and who reads a million-dollar Sienna lot's own tax units and section sales before a price is set. Yolanda Ames has held a Texas real estate license since May 2009, and her client experience rating on HAR.com, the Houston Association of Realtors' site, is 4.98 out of 5 from 123 completed surveys (September 2026). She works with Real Broker, LLC.

Ames starts with the tax bill and the plat. A Sienna bill carries the school district, the county and the levee district, and most homes add a utility district that may still have bonds it is allowed to sell. Sienna's levee district was created on April 13, 1978 and covers about 9,832 acres; in November 2018 its voters approved $139 million in bonds (siennalid.org). Whether Missouri City taxes the lot depends on the section rather than the mailing address. The Houston Properties Team has over $2 billion in Houston residential real estate sales (houstonproperties.com, September 2026). At the upper end of Sienna, HAR's 2025 tables show no utility district in Sienna Point or Sienna Acreage Estates, so Ames sets each lot's own units side by side before an offer. Ames also tells a seller plainly how long homes in their section have been taking to sell before a list price is chosen. When you interview any agent for a home at this level, give them one address and ask for its taxing units and the closings in its own section.

How is a home in Sienna Point or Sienna Acreage Estates priced?

Against the latest closings in its own section, among homes of similar size and age, with the days each took to sell and where each closed against its asking price. HAR's 2025 figures put Sienna Point's median market value at $1,015,301 and Sienna Acreage Estates' at $1,278,813. Sienna's $512,500 median as of September 2026 blends these lots with smaller ones, so it prices neither.

Price per square foot shows why the section matters. HAR's median sold prices were $234.73 a square foot in Sienna Point and $252.18 in Sienna Acreage Estates, while HAR's figure for the subdivision it lists as Sienna was $181.64 in 2025. A community-wide square-foot price does not transfer to either section. The ranges inside each section are wide as well: $654,000 to $1.63 million in Sienna Point and $836,000 to $1.57 million in Sienna Acreage Estates, on HAR's figures. Redfin files Sienna's sales under the old name Sienna Plantation, so a search for comparables covers both names. Across the community, the median home took 42 days to sell as of September 2026. In Redfin's figures for June through August 2026, 53.1% of the homes that sold were marked down first. Community-wide counts, and how HAR's price per square foot has drifted since 2022, sit in the Sienna housing market update.

What should I check on a Sienna Point or Sienna Acreage Estates lot before I make an offer?

Read the parcel's own account at the Fort Bend Central Appraisal District, the levee district's notice to purchasers, the lot's effective FEMA map panel and the section's deed restrictions. Both sections sit inside the levee district, yet their tax tables differ from most of Sienna, and Sienna Point's drainage has its own arrangement, so the community's general answers leave one lot unsettled.

Sienna Point's drainage has an owner beyond the levee district. The district's engineers noted in their February 2018 report that the lakes and channels inside Sienna Point belong to the Sienna Point homeowners association, so ask the association about them as well. The same report counted 73 homes with water damage during Hurricane Harvey, though the levees held. For flood, set the FEMA panel beside the seller's disclosure notice and the house's claims history while the option period is open. A lender reads the zone from that panel, and the Texas Department of Insurance notes that most flood policies take 30 days to start. The deed restrictions govern fences, additions and other changes to a lot, and Fort Bend ISD's attendance lookup names the campuses the address is zoned to. Search older records under Sienna Plantation too.

Why is the tax bill in Sienna Point and Sienna Acreage Estates set up differently from the rest of Sienna?

Neither section carries one of Sienna's six utility districts on HAR's tax tables. Sienna Point adds Fort Bend County Emergency Services District 7, at $0.0985 per $100, to the four units every levee district lot pays. Sienna Acreage Estates adds Missouri City and Houston Community College instead. The parcel's record at the Fort Bend Central Appraisal District confirms the list for one house.

The four units common to the levee district came to $1.8914 per $100 for 2025: Fort Bend ISD at $1.0569, Fort Bend County at $0.4120, the county drainage fund at $0.0100 and the levee district at $0.4125. Missouri City's rate was $0.570825 for 2025, and the city's own list puts Houston Community College at $0.098802 on a city address. Elsewhere in Sienna, a utility district sits in that place at $0.3975 to $1.05, with its own bond balance behind the rate. Fort Bend ISD adopted $0.9969 for 2026, down from $1.0569, and the levee district kept $0.4125. Missouri City heard a proposed $0.578363 on September 21, 2026. Exemptions come off taxable value first, so the dollar amount turns on each parcel. For how those two sections line up against the six MUD sections, read Sienna property taxes by utility district.

Can I get a valuation of my home in Sienna Point or Sienna Acreage Estates?

Yes. Request a home valuation with your address and the work done on the house, and Yolanda Ames will price it from the latest closings in your own section, with the days those homes took to sell beside them. Comparables for Sienna Point and Sienna Acreage Estates come from each section alone, since the community median mixes these lots with smaller ones.

The tax side starts with your parcel's record at the Fort Bend Central Appraisal District, which names every unit on the lot, Missouri City included where it applies. Before a list price is chosen, Ames tells you plainly how long homes in your section have been taking to sell. If the sale has to meet a set move date, include it: after a buyer signs, the contract still runs through the option period, the appraisal, the title work and closing. You get a figure, the section sales it rests on and an estimate of how long the sale may take.
