What do the figures on this page describe?

Every market figure above is as of September 2026. The middle Sienna sale, with as many sales above it as below, was $512,500. The middle home was listed for 42 days before it sold, buyers paid 97.7 percent of what sellers asked, and the price paid per square foot came to $178. 645 homes sold over the past twelve months.

Redfin publishes Sienna figures of its own. It files Sienna's sales under Sienna Plantation, the name the community carried until 2019, and it also keeps a smaller area called Sienna. Its three-month counts for Sienna Plantation were 126, 121, 160 and 185 closings over the four quarters to August 2026. HAR, the Houston Association of Realtors, draws the master plan a little differently: its master-plan page, counting a slightly different year and boundary, shows 661 sales in the twelve months to late September 2026.

Who has the upper hand in a Sienna negotiation right now?

Buyers, going by the summer's numbers. Of the homes Redfin tracked, 53.1% were marked down before they found a buyer, 2.8 points more than in summer 2025, and just 7.2% went for more than their asking price, where about one in ten did the summer before. As of September 2026, with 42 days as the midpoint and 97.7 percent of asking as the typical outcome, the typical seller accepted less than the asking price.

Sales have thinned as well: 185 closings in June through August 2026, against 207 in the same stretch of 2025. Anyone listing this fall is competing in a slower market than last year's, one where a markdown has become the normal step before a contract.

Has Sienna's price per square foot fallen?

It has eased for four years running on HAR's figures for the subdivision it lists as Sienna, which covers 3,628 single-family homes. HAR's median sold price per square foot there was $188.78 in 2022, $184.16 in 2023, $183.62 in 2024 and $181.64 in 2025, and Redfin's figure for the wider area is 5.6% lower this year than last.

A falling price per square foot can reflect which homes sold in a given year as well as what homes are worth, and HAR's median home in that subdivision is 2,862 square feet and was built in 2021. Compare a house with recent sales of homes its own size and age in its own section before reading anything into the trend.

Which Sienna sections sell for more than a million dollars?

Two sections built on large lots. HAR's 2025 figures for Sienna Point show 216 single-family homes on a median lot of 116,873 square feet, about 2.7 acres, with a median market value of $1,015,301 and a range of $654,000 to $1.63 million. For Sienna Acreage Estates they show 101 homes on a median lot of 48,635 square feet, a median market value of $1,278,813 and a range of $836,000 to $1.57 million.

Both carry different taxes from most of Sienna. HAR's tax table for Sienna Point lists no utility district but an emergency services district, and its table for Sienna Acreage Estates lists Missouri City. A buyer in either should read the parcel's own account rather than the community's typical rate.

How does a new Sienna home compare with a resale?

Builders and resale sellers set prices by different rules. A builder works from its own price sheet, adds whatever incentives it is running that month, and sells on its own contract form. A resale owner competes with the closings on this page, and the markdown share and the 97.7 percent figure above are a fair measure of the bargaining room. The developer counted 227 new homes sold in Sienna in the first half of 2025.

District taxes can matter as much as the sticker. A MUD 6 or MUD 7 home carried $1.05 of district tax on each $100 of value for 2025, a MUD 3 home $0.3975, and several districts can still sell bonds their voters approved. Put each house's district rate and notice to purchasers beside its price before deciding which one costs less each month.

What do these numbers leave out?

The value of any single house. Sienna's median blends new sections with older ones, lots inside Missouri City with lots outside it, and yards measured in square feet with acreage, so pricing one home means studying the closings closest to it in its own section. Redfin and HAR also draw Sienna's edge a little differently, and a home sold without a listing may not appear in either count.

The median Sienna home took 42 days to sell as of September 2026, and the typical close came in at 97.7 percent of what the seller asked. In Redfin's figures for June through August 2026, just over half of the homes that sold, 53.1%, had been marked down along the way, and only 7.2% beat their asking price.

The midpoint hides a wide spread: a well-priced house in a section with few listings can go under contract quickly, while one priced above its neighbors can sit for months. Redfin also recorded fewer closings this summer than last, 185 against 207. For a seller, the useful yardstick is how long the latest sales in their own section took and where their prices ended.

How many Sienna homes sold in the past year?

The developer separately reported 227 new-home sales in the first half of 2025. HAR's master-plan page also shows 1,321 homes sold, which is its two-year count, so check the time filter before quoting any Sienna sales figure.

Is price per square foot going down in Sienna?

Yes, gradually. HAR's median sold price per square foot for the subdivision it lists as Sienna eased from $188.78 in 2022 to $184.16, $183.62 and then $181.64 in 2025. For the wider Sienna area, the price per square foot was $178 as of September 2026. Redfin's own figure for June through August 2026 was 5.6% lower than a year earlier.

The trend can reflect which homes sold in a given year as well as what homes are worth. HAR's median home in that subdivision is 2,862 square feet and was built in 2021.
