Why a Sienna Home Sits on the Market and When to Lower the Price

Updated October 2026

Why isn't my Sienna home selling, and when should I lower the price?

In October 2026, a Sienna home priced above its section's closings can sit for months; with no offers, list prices typically drop, Texas Real Estate Research Center data show.

Why does a Sienna home sit with no offer?

The first thing to check is the price against what similar homes in the same section have closed for. A home priced over its neighbors can stay on the market for months, while a well-priced one in a section with few listings can go under contract quickly.

As of October 2026, the median Sienna home took 42 days to sell and closed at 97.7 percent of its asking price.

Redfin's figures for June through August 2026 show a slower summer. Redfin counted 185 closings, against 207 in the same months of 2025. In those months 53.1% of Sienna listings took a price cut, and only 7.2% of sales went above asking.

What else is a Sienna resale competing against?

New homes do, priced from builders' own sheets and sold on builders' own contracts. As of October 2026, the Sienna community website lists 27 model homes, designed and built by 13 builders.

The developer reported 227 new-home sales in Sienna in the first half of 2025. A buyer comparing a resale with a new home weighs the monthly cost as well as the price, along with any builder incentive.

Set your price beside both: the closed sales in your section, and what the nearest builder offered while your home was listed. If your price matches the closings and a builder's lower rate is the gap, a seller-paid rate buydown can answer the rate in place of a cut.

When should a Sienna seller lower the price?

When the listing gets no offers and the section's closings say the price sits above them. The Texas Real Estate Research Center at Texas A&M University, in an article published in January 2017, describes what typically happens when a listing draws no offers.

In the Texas Real Estate Research Center's account, sellers who get no offers either discount the list price or accept an offer below it. Both lower what the house sells for.

Read the section's closings again before you choose. Yolanda Ames tells a seller how long homes in their section have been taking to sell before a list price is set, and a second price deserves the same reading.

If there are no offers, listing prices typically are lowered by offering discounts to listing prices or accepting offers below list prices.

Does the time of year change how far a Sienna price comes down?

The Texas Real Estate Research Center found discount rates peaking in winter and reaching troughs in summer. Its article says sellers in winter need larger discounts to list prices to sell when demand is weaker.

The Texas Real Estate Research Center also tracked Houston sellers raising their discount rates from February 2015 on, reaching 4.8 percent in December 2016. That series ends there, so read it as a seasonal pattern rather than a current rate.

A Sienna listing that runs from fall into winter meets the months in which that research found discounts largest.

Questions & answers

Sienna questions, answered

How much should I lower the price on my Sienna home?

Size the cut by the gap between your price and what similar homes in your own section actually closed for, rather than by a round number. Ask for those closings laid out one by one, with each home's size, age, days on the market and final price against its asking price. Sienna's community median blends small lots with acreage, so it sets no price for one address.

Price per square foot needs the same care. HAR's median sold price per square foot for the subdivision it lists as Sienna eased from $188.78 in 2022 to $181.64 in 2025. Across the wider Sienna area it was $179 as of October 2026. Either figure can move with which homes sold in a given year as well as with what homes are worth. Compare your house with the closings nearest it in size and age. Redfin files Sienna under its old name, Sienna Plantation, so a search for comparables covers both names.

Could my Sienna tax rate be why buyers pass on my home?

It can be part of the reason, because a buyer weighs the monthly payment as well as the price. For tax year 2025, the utility district on a Sienna bill ran from $0.3975 per $100 of value in MUD 3 to $1.05 in MUDs 6 and 7. Two homes at one price can therefore carry different payments, and a buyer will compare them.

Find your district and its rate on your parcel's account at the Fort Bend Central Appraisal District, and put it in the listing beside the price. Each $0.10 of rate on a $500,000 taxable value is $500 a year. The four units every levee-district lot pays, Fort Bend ISD, Fort Bend County, its drainage fund and the levee district, came to $1.8914 per $100 for 2025. The former MUD 2 sections pay Missouri City's $0.570825 in place of a MUD. Sienna Property Taxes by Utility District sets out each district's rate and its unsold bonds.

How do I find out how long homes in my Sienna section took to sell?

Ask your agent for every recent closing in your section, each with its list price, its closing price and its days on the market. The community figure, 42 days as of October 2026, is a midpoint across all of Sienna and hides a wide spread between sections. Your own section's closings show whether your home has been listed longer than its neighbors took.

Search under both names. Redfin files Sienna's sales under Sienna Plantation, the name the community carried until the developer began shortening it in May 2019. HAR's master-plan page and Redfin also draw Sienna's boundary a little differently, so check which area and which months a count covers. In Sienna Acreage Estates, and in Sienna Point, a separate acreage neighborhood near Sienna, the comparables come from each neighborhood's own sales.

What should my Sienna listing show buyers besides the price?

The facts a buyer would otherwise have to chase. Start with your utility district and its rate, then gather the documents a Sienna buyer reads during the option period. Those include the notices to purchasers for your utility district and the levee district, the seller's disclosure notice, the association's resale certificate and current budget, and the section's deed restrictions. Having them ready keeps a contract on schedule.

Flood records belong in the same file. Behind the levee, a buyer reads the lot's effective FEMA map panel, the seller's disclosure notice and the house's claims history side by side. A lender reads the flood zone from that panel when it decides whether to require a policy. Search older papers under both Sienna and Sienna Plantation, since filings made before the name change still carry the old one.

Can I get a fresh read on my Sienna price before I lower it?

Yes. Send Yolanda Ames your address, your current list price and the work done on the house with a request for a home valuation. She will set your price against the latest closings in your own section, note how long those homes took to sell, and show the tax rate a buyer would carry on your lot. You get the number with the sales behind it.

Include any date you need to be moved by. A set move date leaves less room for a markdown, so the next price has to rest on sales a buyer can check. The tax side starts with your parcel's record at the Fort Bend Central Appraisal District, and your utility district's notice adds the bonds it has approved and sold.
