Which Sienna sections have opened lately?

Sienna's community news listing announces that Bees Crossing is now open.

The same Sienna listing dates the opening of a new luxe neighborhood to July 28, 2023. On August 26, 2024, Sienna reported that its builders had closed on hundreds of new homesites.

The developer reported 227 new-home sales in Sienna in the first half of 2025. Ask each builder which section a lot sits in, and how far along its streets are, before you choose a plan.

Is Sienna still adding future phases?

Yes, by its own account. Sienna's community overview says the community keeps growing, from established neighborhoods to future developments.

The same Sienna page invites buyers to explore available model homes and future phases.

A lot in a future phase raises questions a finished street has already settled. Which utility district taxes it? Which campuses is the address zoned to?

For 2025, the utility district line on a Sienna bill ran from $0.3975 per $100 in MUD 3 to $1.05 in MUDs 6 and 7. Ask the builder for the lot's district, and confirm it on the parcel's account at the Fort Bend Central Appraisal District.

From established neighborhoods to future developments, the Sienna master-planned community continues to grow thoughtfully and sustainably.

What is Sienna Oaks Amenity Center getting, and when?

Sienna's resident amenities overview lists Sienna Oaks Amenity Center as coming in 2026. The planned features include a clubhouse, an event lawn, a lap pool, a playground and sports courts.

Sienna's page for the amenity center puts the planned clubhouse at over 5000 square feet.

Association dues are separate from the property tax. The developer lists 2026 dues of $1,580 a year for homes in the non-gated neighborhoods, and gated sections may carry their own assessments.

How do you line up the sale of your current home with a new Sienna build?

Start from how long homes in your own section have taken to sell. As of October 2026, the median Sienna home took 42 days to sell and closed at 97.7 percent of asking.

A builder's offer can carry its own deadline. One Sienna rate offer, 4.99% on a 7-year ARM, must close by December 31, 2026, so your sale has to fit that date. Ask the builder in writing what happens to an incentive if your sale runs past it.

If you sell first, TREC's Seller's Temporary Residential Lease lets you stay up to 90 days after closing, with the term's rent paid at funding. If you buy first, a lender following Fannie Mae's Selling Guide counts both housing payments until the old home's sale is under an executed contract with its financing contingencies cleared.

Questions & answers

Sienna questions, answered

Which builder offers new designs in Bees Crossing?

Perry Homes. Sienna's community news listing carried the announcement on September 27, 2023, under the headline that Perry offers new designs in Bees Crossing. For current plans, prices and lots in that section, ask Perry's sales office for its price sheet in writing. Ask for every incentive it is running and the conditions attached. A 2023 headline shows the builder was there, while this month's sheet shows what you can buy.

On Sienna's builder listing, Perry Homes sells a collection on 50' homesites, starting from the $490's with homes of 2,300 to 3,200 square feet. The October 2026 listing also points to builder incentives for that 50' collection. Ask the sales office directly whether those homesites sit in Bees Crossing. A house nobody has lived in comes without the seller's disclosure notice, so the price sheet, the contract and the warranty make up the whole written record.

Where can I follow progress on the Sienna Oaks Amenity Center?

Watch the community's social media pages. Sienna's page for the Sienna Oaks Amenity Center points residents there for updates on the project. The center is listed as coming in 2026, so check the latest post before you count on it being open by your move. A buyer weighing a lot near it should read those updates close to the contract date.

Sienna's page describes the clubhouse as more than a gathering spot, a stylish hub for the community. If the center weighs in your choice between two lots, ask the builder and the association, in writing, how it will be run and funded.

Which builders are building new homes in Sienna right now?

Sienna's builder listing names 13 builders. The first seven are Beazer Homes, Chesmar, David Weekley Homes, Highland Homes, J. Patrick Homes, Jamestown Estate Homes and Newmark Homes. The other six are Partners in Building, Perry Homes, Shea Homes Houston, Toll Brothers, Tri Pointe Homes and Westin Homes. Each one sells by collection, tied to a homesite width or a lot type.

Homesite widths on the builder pages include a courtyard collection and 45-foot, 50', 60-foot, 65-foot and 100-foot homesites. Westin Homes on 60-foot homesites starts from the $640's, with homes of 3,429 to 3,798 square feet. Shea Homes' 65-foot collection offers one- and two-story homes of about 2,600 to 3,800 square feet. Jamestown Estate Homes builds on 100-foot homesites in Sienna Estates at Summerhouse Lake, which the Sienna community website calls the community's luxury enclave. A from price marks where a collection begins, so ask for the current sheet on the plan and lot you want.

Which high school serves Sienna's newer neighborhoods?

The developer says Almeta Crawford High School serves many of Sienna's newer neighborhoods. It opened in August 2023 on FM 521 near Sienna Parkway. That covers many of them, so check the exact address, and Fort Bend ISD redraws zones as it opens campuses. Run the district's attendance lookup for the lot before you sign, and again near closing if a boundary vote is under way.

Alyssa Ferguson Elementary opened the same month, as the community's eighth school on site, by the developer's account. The developer's list names Crawford, Hightower and Ridge Point as the high schools serving Sienna. Ask the builder for the lot's street address early, since the lookup works from one.

When are Sienna's builder model homes open for a visit?

Four Sienna model homes post daily hours. Westin Homes and Newmark Homes open Monday through Saturday from 10 to 6, and Sunday from noon to 6. The Toll Brothers 60-foot model keeps that schedule except Wednesday, when it opens from 2 to 6. Jamestown Estate Homes stays open an hour later, to 7 every day.

The Westin Homes model is at 10406 Vineyard Shore Drive, and Toll Brothers shows its 60-foot collection at 1931 Crown Wood Drive. Newmark Homes is at 2022 Ironwood Pass, and Jamestown Estate Homes at 11006 Stonegate Court. The person in the model home works for the builder. If you want an agent of your own beside you, ask the sales office how it registers one before your first visit. Texas requires a written buyer agreement before an agent shows you a house.

How do I know whether the district behind a new Sienna lot can still borrow?

Read the notice to purchasers for the lot's utility district. It lists the bonds its voters approved and how much it has sold. It also warns that a district may levy an unlimited rate to repay approved bonds. A large unsold balance is the part of the rate that can still move after you close.

The balances differ widely. MUD 7 had sold $3.95 million of $496.7 million by its notice, and MUD 6 about $116 million of $625.3 million. MUD 3 has sold all $48.8 million its voters approved. A steady total can still shift inside: MUD 7 stayed at $1.05 for 2026 on Tax Tech's listing, now with a $0.15 debt tax its 2025 rate lacked. Yolanda Ames sets those rates side by side for the homes a client is weighing before an offer.
