A from price marks where a collection begins. Ask each builder for its current price sheet, in writing, for the plan and the lot you want.

How wide are Sienna's homesites, and what goes on them?

The widths on the builder pages include a courtyard collection, 45-foot and 50' homesites, and 60-foot, 65-foot and 100-foot homesites. Newmark Homes builds on 45-foot homesites, the same width as the smaller Toll Brothers collection.

Shea Homes' 65-foot collection in Sienna offers one- and two-story homes of about 2,600 to 3,800 square feet.

Toll Brothers builds seven home designs on its 60-foot homesites in Sienna.

Questions & answers

Sienna questions, answered

What hours are the Sienna model homes open?

The four Sienna model homes with posted hours open every day. Westin Homes and Newmark Homes list their hours as Mon-Sat: 10-6 and Sun: Noon-6. The Toll Brothers 60-foot model keeps the same schedule except Wednesday, listed as Wed: 2-6. Jamestown Estate Homes keeps the longest hours, listed as Mon-Sat: 10-7 and Sun: Noon-7.

Plan a Wednesday tour around the Toll Brothers schedule, since that model opens later in the day than the others. A Saturday lets you walk several collections in one trip, from 45-foot homesites to 100-foot ones, while every listed office is open. Call ahead before a holiday weekend.

What number do I call to reach a Sienna builder's model home?

Each Sienna model office has its own line. Westin Homes answers at 281-410-8494, the Toll Brothers 60-foot model at 281-778-2700, Newmark Homes at 281-761-6175 and Jamestown Estate Homes at 832-261-7681. For Chesmar, Perry Homes and the other builders on the Sienna list, contact the builder for its model office number before you drive over.

Use the first call to set up the visit on your terms. Ask for the current price sheet and every incentive with its conditions, in writing. Ask how the sales office registers a buyer's agent, and settle it before your first visit. The person in the model home works for the builder. If you want representation of your own, Texas requires a written buyer agreement before an agent shows you a house.

What energy standard does Newmark build its Sienna homes to?

Newmark Homes says it builds all of its homes to Environments for Living Gold Level standards, and it describes that as part of its commitment to energy efficiency. Newmark sells on 45-foot homesites in Sienna, so the homes in that collection fall under the same standard the company applies across its building.

Ask the Newmark sales office for the paperwork behind the Gold Level standard on the plan and lot you choose, and keep it with the contract and the warranty. When you compare Newmark with another builder on a similar homesite, put each one's written energy features side by side rather than relying on a label.

Does the section my new Sienna home is in change the tax bill?

Yes. Every Sienna lot inside the levee district paid $1.8914 per $100 of value for tax year 2025 to Fort Bend ISD, Fort Bend County, its drainage fund and the levee district. The utility district on top ran from $0.3975 in MUD 3 to $1.05 in MUDs 6 and 7. Two new homes at one starting price can carry different monthly costs.

Ask each builder which utility district the lot is in, and confirm it on the parcel's account with the Fort Bend Central Appraisal District. Then read that district's notice to purchasers, which lists the bonds its voters approved and how much it has sold. The unsold balance matters because a district may levy an unlimited rate to repay approved bonds. MUD 7 had sold $3.95 million of $496.7 million by its notice, while MUD 3 has sold all $48.8 million its voters approved. Yolanda Ames sets those rates side by side for the homes a client is weighing before an offer.

Which Sienna builders list incentives right now?

Chesmar, for its Courtyard Collection, and Perry Homes, for its 50' homesites, each point to builder incentives on the Sienna community website's builder listing for October 2026. Ask every builder you visit, those two included, what it is offering that month and which conditions come with each offer, because an incentive is part of the price you settle on.

Get each incentive in writing with its conditions, beside the price sheet, the full contract and the warranty document itself. A house nobody has lived in comes without the seller's disclosure notice, so those papers make up the whole written record. A builder may require its own contract form. The warranty covers what it says, for as long as it says, so read how a claim is made before you sign.

What HOA dues come with a new Sienna home?

The developer lists 2026 dues of $1,580 a year for homes in Sienna's non-gated neighborhoods. Townhome and duplex assessments vary, and the developer says to check them with the builder. Gated sections may carry their own assessments, so ask the builder for the figure that applies to the exact lot you are weighing.

The dues are separate from the property tax. Ask for the section's deed restrictions as well, since they govern fences, additions and other changes to a lot. Read them against any change you plan to make after closing.

How do I check which schools a new Sienna lot is zoned to?

Run Fort Bend ISD's attendance lookup for the lot's address. Sienna is in Fort Bend ISD, and the district redraws zones as it opens campuses, so a sales office's list or a map can fall out of date. Run the lookup before you sign, and again close to closing if a boundary vote is under way.

New campuses have opened as Sienna's newer sections filled in. Almeta Crawford High School and Alyssa Ferguson Elementary both opened in August 2023, and the developer says Crawford serves many of Sienna's newer neighborhoods. Ask the builder for the lot's street address before you run the lookup.
