What to ask an agent and what to check
Questions to Ask Before You Hire a Real Estate Agent in Sienna
Updated October 2026
What should I ask and check before I hire a listing agent or a buyer's agent in Sienna?
In October 2026, ask a Sienna agent to read one address's tax bill and section closings, then check their license and any disciplinary action in TREC's License Holder Lookup.

What should you hand a Sienna agent at the first interview?
Bring one Sienna address you are weighing, and ask the agent to read its tax bill with you. The Texas Real Estate Commission tells consumers to interview more than one person and ask how each would work for them.
A useful answer names every unit that taxes the lot. Every bill inside the levee district carries Fort Bend ISD, Fort Bend County, its drainage fund and the levee district. Most lots add one of six utility districts, and the parcel's Fort Bend Central Appraisal District record lists them all.
Ask whether Missouri City taxes the lot. The answer depends on the section, since homes on both sides of the city line carry Missouri City addresses. The former MUD 2 sections, annexed on August 21, 2023, pay the city's rate.
Ask for the utility district's notice to purchasers, which lists the bonds its voters approved and the amount sold. A district may levy an unlimited rate to repay approved bonds, so a large unsold balance deserves a question.
Ask the agent to run Fort Bend ISD's attendance lookup for the address. Ask, too, that records be searched under Sienna Plantation as well as Sienna, since older deeds and district filings still carry the former name.
What should a Sienna seller ask about the list price?
Ask which closings the number rests on. A sound answer lists recent sales of similar size and age in your own section, each with its days on the market and its final price against asking.
The community figures set the backdrop. As of October 2026, the median Sienna home took 42 days to sell and closed at 97.7 percent of asking. In Redfin's June through August 2026 figures, 53.1% of Sienna listings had a price cut.
Ask how the plan treats the tax bill a buyer will carry. For 2025, the utility district line ran from $0.3975 per $100 in MUD 3 to $1.05 in MUDs 6 and 7. Two homes at one price can therefore cost different amounts each month.
Which Texas rules decide whom a Sienna agent represents?
The Texas Real Estate Commission's brokerage services answers say Texas law does not permit dual agency. By the same answers, a listing agent represents the seller and must present every offer to the seller in a timely manner.
One broker can still have both the buyer and the seller, and TREC's answers set a condition on that. Without associated license holders appointed for each side, the broker and agent may not offer either party advice or opinions on the transaction. In that case, TREC adds, they must not favor one principal over the other.
TREC describes a buyer representation agreement as intended to be a legal and binding contract. Its Information About Brokerage Services page adds that, like a listing agreement, it must be in writing and signed by the buyer to be binding.
In a Sienna interview, ask how the agent's brokerage would handle your purchase if it also listed the house you want.
Texas law does not permit dual agency.
What does Yolanda Ames's own record show?
Yolanda Ames has held a Texas real estate license since May 2009. Her client experience rating with HAR, the Houston Association of Realtors, is 4.98 out of 5 from 123 completed surveys (September 2026).
Yolanda has closed 24 sales in Sienna since 2014, most recently in July 2026 (Houston Properties Team records, September 2026). She works at Real Broker, LLC.
She starts with the tax bill and the plat, and sets the rates side by side for the homes a client is weighing before an offer. A seller hears how long homes in their section have been taking to sell before a list price is chosen.
Ask her for the Sienna sales she closed, each with its address and month. Then check her license in TREC's License Holder Lookup.

What does TREC's license lookup show about a Sienna agent?
TREC's License Holder Lookup tool confirms whether someone holds an active license with the Texas Real Estate Commission. The Commission's consumer guide says the same tool shows whether a license holder has received disciplinary action, and the education taken for the license. For a sales agent, it also names the broker who sponsors them. Run the agent's name before the first meeting, so the interview starts from what the state already lists.
Read the sponsoring broker line closely. That name should match the brokerage on the agent's cards and listings. Where the two differ, ask why before you sign anything. The lookup speaks to the license, and the agent's Sienna work is a separate check. Pair the two. Bring one Sienna house and ask for the units that tax it, along with its utility district's notice to purchasers.
Does it matter whether my Sienna agent is a broker or a sales agent?
It tells you who supervises the work. TREC's broker license requirements say brokers can sponsor and supervise real estate sales agents. An individual broker license requires at least four years' active experience as a licensed sales agent or broker during the 60-month period before the application is filed. A sales agent's lookup record names the sponsoring broker, so you can see who stands behind the agent.
The title shows the chain of supervision, which matters if a question about your file goes past the agent. Ask a sales agent who the sponsoring broker is and how to reach that office. Ask a broker whether they will handle your file personally or assign an associate.
How do I know a Sienna agent actually took part in the sales they advertise?
Ask for the sales by address and month, then ask which side the agent represented in each. TREC's page on the Information About Brokerage Services form says a license holder who did not participate in a specific transaction cannot state or imply that his actions resulted in that sale. A team or brokerage total describes an office, while an agent's own list describes the person you would hire.
In Sienna, ask for the section of each sale as well. Closings in your own section, with the days on the market beside each, show recent work on homes like yours. Older records may carry the name Sienna Plantation, so public records and an agent's list can name the same street differently. Yolanda has closed 24 sales in Sienna since 2014, most recently in July 2026 (Houston Properties Team records, September 2026).
Which brokerage services notice should a Sienna agent hand me in 2026?
The updated Information About Brokerage Services form, IABS 1-2. The Texas Real Estate Commission says it is required for use as of January 1, 2026. TREC's article on the update says the changes remove references to subagency, which Senate Bill 1968 eliminated from TRELA. If an agent hands you an older version, ask for the current one before you sign anything.
Check the version label on the form, since it shows whether the copy is the one in use for 2026. Keep it with the other papers for your Sienna sale or purchase. The notice comes early and sits beside the written listing or buyer agreement you sign later, rather than replacing it.
Whose interests does my Sienna agent have to put first?
Yours, once you are the client. The Texas Real Estate Commission's consumer guide says brokers and sales agents are required by law to put a client's interests above all others, including their own. Ask any agent you interview how that duty would show in a Sienna sale: the advice on price, the reading of the tax bill and the handling of offers.
The duty runs to clients. A person you have not signed with may be working for the other side, so ask early whom each agent represents. On a new home, the builder's sales staff work for the builder.
