How much room belongs between the two closings?
Enough to absorb the steps each contract still has to clear. After a buyer signs, a Texas contract runs through the option period, the appraisal, the title work and closing, and the house you are buying runs through the same list on its own dates.
Some of those steps take fixed time. The Texas Department of Insurance notes that most flood policies take 30 days to start, so a quote on the next house belongs early in its option period. The resale certificate and the association's current budget belong in that period too; the developer lists 2026 dues of $1,580 a year for homes in the non-gated neighborhoods, and gated sections may carry their own assessments.
